WHAT IS CIBOR?
CIBOR stands for Commercial Investment Board Of REALTORSŪ, a statewide organization for commercial brokers. Its function is to assist commercial brokers and affiliate members in the betterment of their profession. New Hampshire CIBOR is the first statewide Commercial Board in America.

WHAT DOES CIBOR OFFER?
CIBOR serves as a forum for commercial/investment/business brokers throughout the state. Its benefits include: education seminars, marketing sessions, legislative monitoring, key leaders' presentation on major issues, networking sessions, annual meetings, arbitration/mediation with judgement by peers, a complete array of commercial business forms, and the New England Commercial Property Exchange (necpe.com) site for commercial listings.

HOW CAN I BENEFIT BY BELONGING TO CIBOR? Your benefits, as a member, will depend on the degree to which you actively participate. Increased knowledge of selling skills, added professionalism, expanded relationships with other members, networking, and the opportunity to keep up with your industry are some of the benefits available to you.

WHAT WILL IT COST ME TO JOIN CIBOR?
There are annual dues (Board, state and national) and a one-time application fee. There is also an optional fee to join the NECPE site.

WHO ARE SOME OF CIBOR'S MEMBERS?
CIBOR's membership consists of large, medium and small firms and their respective real estate agents who join as REALTORŪ members. Its individual members include holders of the CCIM, SIOR, MAI and other designations. The common link for CIBOR's members is involvement in commercial brokerage. Also, affiliate membership is available to individuals in related fields who share common interests in commercial real estate.

I BELONG TO A RESIDENTIAL BOARD, CAN I STILL JOIN CIBOR?
You can join CIBOR as a Dual Member and still continue your residential Board membership as long as your firm's Designated RealtorŪ is a member of both. Your firm, however, can assign a different Designated RealtorŪ for each Board. In any case, state and national dues are only paid once.

IF I JOIN CIBOR, MUST I PARTICIPATE WITH MY RESIDENTIAL BOARD?
You may continue your relationship with your residential Board as a Dual Member and we encourage you to do so. Please note that national and state dues are only paid ONCE, through your chosen primary Board.

I AM NOT A REALTORŪ, CAN I JOIN CIBOR?
Yes. When you join CIBOR you will pay state and national association dues as well, becoming a REALTORŪ member following attendance at an orientation workshop. For prospective affiliate members, it is not a requirement that you become a REALTORŪ.

I AM A COMMERCIAL SPECIALIST IN A RESIDENTIAL OFFICE. HOW CAN I JOIN CIBOR?
You can join CIBOR if your Designated RealtorŪ also joins, or, if your Designated RealtorŪ names you, in writing, as the commercial broker of record for your firm.

WHAT IS THE DUES STRUCTURE FOR CIBOR?
Dues for the Designated RealtorŪ member of CIBOR would be calculated on the same "size" formula basis that dues for a Designated RealtorŪ of a residential Board are calculated (i.e. a base amount as determined by CIBOR plus an amount as determined by the Board times the number of individuals licensed with the Realtor who do not hold membership in the Board). In cases where the Designated RealtorŪ holds membership in both a residential and commercial Board, licensees affiliated with the Realtor'sŪ firm would be eligible to hold membership in one or both Boards. With respect to licensees who elect not to join either Board, the Designated RealtorŪ would declare which licensees are residential and which are commercial and the dues formula would be applied by the appropriate Board. Dues for Affiliate Members are owed by the individuals themselves with no requirement for company-wide membership in CIBOR.

WILL CIBOR HAVE DIFFERENT PROCEDURES FOR CODE OF ETHICS ENFORCEMENT?
No. Existing procedures would be followed.

IF I AM A MEMBER OF A RESIDENTIAL BOARD AND CIBOR, WHICH BOARD WOULD PROCESS ETHICS COMPLAINTS OR REQUESTS FOR ARBITRATION?
It is anticipated that complaints concerning the Code of Ethics and requests for arbitration involving residential transactions will be filed with the Residential Board, and complaints concerning the Code of Ethics and requests for arbitration concerning commercial transactions will be filed with CIBOR.

WHAT IS NECPE AND NNEREN?
NECPE is an on-line commercial property exchange. There are participating members in New Hampshire, Maine, Vermont and northern Massachusetts. The Northern New England Real Estate Network (NNEREN), is an on-line, computerized MLS system. It offers access, statewide, to commercial and residential listings. There is an additional charge to belong to either NECPE or NNEREN. Please call the NNEREN office for more information at (603) 228-9733.
