Action Items:
It was voted to authorize Andy Werry to sign the MarketLinx and GE/Supra extensions with the Executive Committee and Legal Council’s approval at the appropriate time.
It was voted to terminate NNEREN’s Regional Marketing Program – which offered new subscribers ½ price dues for their first quarter with NNEREN - effective with the second quarter of 2010.
It was voted that the CEO, President-Elect and the Director of Operations be authorized to attend the Clareity program on the “REALTOR Property Resource” or a similar program in lieu of Connection 2010.
It was voted to approve the following NAR mandated changes to the Rules & Regulations. (The following is a Synopsis: Complete updated rules are available on NNEREN.com)
· Section 2.5 Orientation
New MLS subscribers are required to complete an orientation program on MLS rules and policy and on use of MLS software within 30 days of MLS system access.
- Section 8.1 Disclosing Short Sales
Participants must disclose potential short sales (defined as a transaction where title transfers, where the sale price is insufficient to pay the total of all liens and costs of sale and where the seller does not bring sufficient liquid assets to the closing to cure all deficiencies) when reasonably known to the listing participants.
· Section 16. Internet Data Exchange (IDX)
- MLS participants may not use IDX-provided listings for any purpose other than display on their websites. This does not require participants to prevent indexing of IDX listings by recognized search engines. Participants must refresh all MLS downloads and refresh all MLS data at least every seven (7) three (3) days.
- Blogging/AVM: Any IDX site that
a. allows third-parties to write comments or reviews about particular listings or displays a hyperlink to such comments or reviews in immediate conjunction with particular listings, orb. displays an automated estimate of the market value of the listing (or hyperlink to such estimate) in immediate conjunction with the listing shall disable or discontinue either or both of those features as to the seller’s listings at the request of the seller.
- Correct and Remove False Data or Information {IDX]Participants shall maintain a means (e.g., e-mail address, telephone number) to receive comments about the accuracy of any data or information that is added by or on behalf of the participant beyond that supplied by the MLS and that relates to a specific property displayed on the IDX site. Participants shall correct or remove any false data or information relating to a specific property upon receipt of a communication from the listing broker or listing agent for the property explaining why the data or information is false. However, participants shall not be obligated to remove or correct any data or information that simply reflects good faith opinion, advice, or professional judgment.
NNEREN News:
NNEREN and VREIN/NVBR have signed an asset purchase agreement which calls for NNEREN to provide MLS services to current VREIN members. Extensions to the MarketLinx and GE/Supra contracts were discussed as well as possible locations for future Board meetings
Leadership Day priorities were reviewed by Meg Page and the NNEREN Board members were given updates on progress. Improvement of data integrity rose to the top as part of the discussion. Some of the additional objectives for 2010 are a successful VREIN transition, RPR options/decision process, Public Records, Amber Alert- InnoVia integration, enhanced statistical reports, NNEREN.com advertising possibilities, online dues payment via credit card
A consumer survey posted on NNEREN.com in June 2009 has received nearly 700 responses to date. Participants were primarily female between ages 26 to 44 with an income level of $50,000 to $100,000 and had their primary residence in NH. A full report will be made available to NNEREN members by the end of the month.
Beta testing will begin in March of 2010 on the new REALTORS® Property ResourceTM (RPR), an online real estate library/archive that will provide real estate professionals with data on every property in the United States. They hope to have 50% of all MLSs on board by the end of 2010. RPR listing content will remain with them. The possibility of competition was discussed such as MarketLinx,
RealData appears to have good, rich data of parcel records for NH and sold data for VT. They are presently ready to negotiate pricing so it appears that we are getting closer to inclusion into our InnoVia system.
There were many new InnoVia updates – the Commercial update seemed to have gone very well with minimal discomfort for our Commercial members. Multi-tab browsing appears to be doing well also. NNEREN.com is now accessible from the InnoVia program with no second login required. Twenty-four photos are now available in the InnoVia display but consumers currently only see 12 in IDX. MarketLinx is attempting to provide this feature in IDX as soon as possible.
