New Hampshire April market report:
New Listings the start of inventory trend?
The 1,862 new listings in April may be a blip on the radar, or it may be the start of a trend toward more normalized housing inventory levels in New Hampshire. In either case, it’s a 35 percent jump from the pandemic-depressed new listings number of 2020.
Yes, we know better than to project a trend from a single month, and yes, the 1,862 is still down 17 percent from 2019, but at the very least it’s looking more like a number the state might have seen in pre-pandemic times.

Other numbers of note in the April Monthly Market Indicators report:
- The $382,000 median price of homes is the highest of any single month in New Hampshire history, and the $365,000 median price year to date is 20 percent higher than a year ago.
- April marked the fifth consecutive month of one month or less supply, and the 1,386 homes on the market is a 60 percent drop from April 2020.
- It was the 10th consecutive month of 100 percent or higher percent of list price received, and the 103.3 percent marked the highest number in NHAR’s records – at least 16 years.
