The February 2022 NH housing market report
The housing affordability and availability crisis grew even more grave according to February New Hampshire housing numbers, as both inventory and price continued trending in troubling directions for prospective buyers.
The number of single family residential homes for sale in New Hampshire dipped yet again, to 928 at the end of February. Just five years ago, that number was five times as many, and February 2012 saw more than 10,000 homes on the market.
With little for sale, sellers continued to have the upper hand, pushing median price to an all-time February high of $405,000.
Likewise, the affordability index dipped to at least a 17-year low, as the median income in New Hampshire is now only 96 percent of what is needed to qualify for the median-priced home under the current interest rates. That number has been over 200 percent within the last 10 years.
