September 2014 Statewide Marketing Session By Louise NorwoodMarie Bodi of CP Management, a long standing member of CIBOR, sponsored our marketing session with a delicious breakfast.

We are most appreciative of Marie and her company for their generosity.  Marie discussed some of the advantages of using their expertise in the management world and in particular how they handle hazardous issues with their tenancies.  She highly recommended that for mold remediation that they have had extremely high quality work accomplished by Burke Emergency Restoration.  For more information please contact Christine Burke.  Marie urges property owners to think ahead of the season anticipating the winter and summer month weather challenges.  With three decades in the property management field, the company has a wealth of knowledge and expertise.  Marie wanted to remind all new CIBOR members and associates that there will be a new member orientation next Monday, September 29, 2014 at the NNREN building in Concord.

John Turner of Team Engineering is diligently awaiting word on the “Villa” project.  The religious organization has yet to make a decision as to whether they will exercise their right of first refusal.  John is seeking two significant staffing needs one being an administrative person and a part time professional engineer.

Kim Reagan of R.J. Finlaywas pleased to announce that they have leased two office suites at 166 South River with only one more available office suite comprised of 1,492 s.f. left to occupy.  All of the common areas are being remodeled to give the building an updated and refreshed look.  The 160 South River Road building is on the drawing board to renovate the exterior of the facility.  They are working with an architect to provide a Three D model for consideration.  Other properties owned and operated by R.J. Finlay & Co. are 29 Armory Road in Milford and the Guernsey Building at 70 Main Street in Peterborough.

Heather Rowan of Office Resources not only handles office furnishing sales but can provide space planning services.  No job is too large or too small from projects for Dynamic Workshop, Concord Hospital and a small graphics design group.  As Heather is an interior designer by trade she is knowledgeable in working with a company’s space requirements, work surfaces and a wide array of ergonomically oriented office furnishings.

Don Marshall of Marshall Associates deals in general business brokerage representing both buyers and sellers.  Don pointed out that utilizing confidentiality agreements is of utmost importance when marketing a business.  Please refer to the CIBOR web site to view a course that Don will be hosting on Friday, October 24th at the offices of KW Commercial, 168 South River Road in Bedford from 8:30 to 11:00.  Two approved credits are being offered.

Mike Turcotte of Turn Cycle Solutions explained that their company specializes in energy efficient construction providing general contracting for windows and door replacements, siding, flooring and painting to name but a few of their services.  They can also work with customers to achieve optimum energy efficiency for heating and cooling projects as well as assist in the rebate programs.  Mike is a member of the Home Builder’s Association – he announced that they are offering a ten week “under employed” course in the various skill sets such as electrical, plumbing and structural.  Feel free to call Mike with any questions you may have on this great program.

Brenda Litchfield of Concord Commercial Real Estate has been practicing more tenant representation and seeks to establish relationships in the central New Hampshire/Concord areas.  Being a former banker, Brenda analyzes a client’s costs and long term goals charging a consulting fee and brokerage fee adjusted to prevent double dipping.  She is also marketing a professional office and/or medical building in Concord – this 9,042 s.f. is for sale at a price of $799,000.  In addition Brenda has a great 14,500 s.f.  industrial building for sale in Pembroke at a sales price of $895,000.  For additional information, please contact Brenda.

Joe Freidman of Brooks Properties Salem is marketing three properties at 19, 21 and 23 Keewaydin Drive in Salem some of which have tax benefits available.  Additionally there are other properties being marketed at 9, 11 and 13 Red Roof Lane in Salem – please contact Joe for more detail and to set up showings.

Suzanne Brunelle of Devine, Millimet and Branch is an attorney offering an array of legal services in the real estate arena primarily commercial but some residential as well.  A no cost service in setting up LLC’s and corporations for start up companies is also available for your clients.  Suzanne’s main focus is client retention in New Hampshire.

Doreen Austin of Northeast Credit Union has funds to lend.  They are the second largest credit union in the State of New Hampshire with fifteen branches statewide.  Doreen highly recommends CP Management for any of your property management needs.  The Northeast Credit Union controls a multi million dollar portfolio and handles a myriad of closings.

Rick Mulvee of Tower Realty has two major cash buyers – one buyer is in the two million dollar range for a quick close and looking for fully leased properties.  No time line for holding the properties.  The other buyer is in the 5-20 million dollar range.  Their criteria is a seven to ten year hold for existing projects with a good exit policy strategy.  Rick is marketing the Lemay Jewelers Building at 1217 Elm Street in Manchester.  He explained that a 60 million dollar student housing project is in the works at that location making the Lemay building the gateway to progress.  Across the street the Southern New Hampshire University is central for the internet college applications.  As an aside Rick is assisting a young man seeking a property management position.  Should anyone know of an opening, please contact Rick.

Jay Lee of Berkshire Hathaway Verani Realty has two cash buyers.  One individual is seeking strip centers in the range of 2 to 3 million dollars and the other requires properties up to 5 million dollars to complete a 1031 exchange.  In addition he is marketing an office building on Route 101-A in Amherst one mile from Wal-Mart with a traffic count of 27,000 per day.  The building is comprised of approximately 4,400 s.f. at a selling price of $485,000.  Jay also made us aware that he has two properties in Greenland having four buildings on site which would make for an excellent redevelopment play.  Lastly, he has a ten unit apartment building on the West Side of Manchester that has long standing tenants with much upside potential at $625,000.

Robert Cruess of TF Moran was pleased to announce that Echo Park in Londonderry is finally under agreement.  Robert also shared the information that Whole Foods will be coming into Bedford at the former Wayfarer hotel site.  There are several minor issues to be clarified but it appears to be “a go”.  Lastly, Robert reminded everyone that TF Moran is versed in traffic engineering and has had much experience in this field.  Please consider TF Moran for innovative and cost effective solutions for your and your client’s next project.  Their company is seeing more interest in communities handling traffic issues with round abouts.

Tenley Callaghan of Cleveland, Waters and Bass, P.A. has been a real estate attorney since 1989.  CWB is a full service firm located in Concord who can also handle title work for large commercial properties but also the mom & pop companies of the world.

Brian Hansen of Fire Protection Team specializes in fire suppression.  He reminded everyone to make sure that anti-freeze is changed annually in their systems.  Not only can Brian quote your client on a sprinkler system to tailor make a particular facility but also offers fire alarm monitoring.

Rob Schaefer of RA Schaefer DMW, architects concentrates on multi family housing in areas from So. Boston around the 495 loop and from Portsmouth to Portland.  Rob also made us aware of a project on Northeastern Boulevard in Nashua comprised of 32 units with a second phase to be constructed.  The owner is considering either selling the development as is or he will build out the next phase for a would buyer.  Contact Rob for more details. Rob’s company is versed in site layout for a potential project and can assist your client in unit planning and whether a site has the right criteria for multi housing.

Gary Chabot of DRED explained that within the next week there will be approximately 50 to 60 state wide manufacturing facilities holding open houses for both high school and/or technical/community college students for potential employment opportunities.  Selected plants will be open to the public.  Some will offer on the job training.  Gary also gave us an overview of other programs offered by the state.  (a)  A 50/50 grant up to $100,000 though the participating company must be paying into the state unemployment fund; (b) Return to work program where the state will pick up six weeks’ worth of employee’s salary; (c) On the job training in which one half of the wages are paid up to six months.  Gary can provide details should you wish to find out which program suits your needs.

Christine Burke of Emergency Restoration can take care of any problem as it relates but not limited to fire, water and mold.  They service all of New Hampshire up to York, Maine.  They are also experts in the furnace combustible product arena lending professional help in avoiding accidents caused by furnace back ups and restarting in the fall.  All services can be estimated free of charge.  Their company is now hiring service technicians – with good ethical standards, benefits and a fine salary scale they hope to hire some skilled, reliable employees.

Bill Jean of Fulcrum Associates in Amherst with interests in Maine and Massachusetts has a restaurant owner looking for another restaurant for lease or purchase anywhere in the Southern New Hampshire tier with the exception of Manchester as they have an existing facility at that location.  They are seeking preferably an 80 seat facility in which they hope to operate a catering business as well.  Bill likes to get in on a project early on to add the most value.  They offer expert and professional construction services large and small as well as renovation projects.  As construction costs have changed, they can provide insight in a detailed projected fashion.  Fulcrum is also seeking more employees namely a senior project manager.  Bill has joined another non for profit foundation called Respite for Families who have cancer related disease in their immediate family.  They seek to donate a week in someone’s time share, cottage or vacation home particularly during shoulder season for these families.  To find out more about this organization, please call Bill or log on to oneweekvacation.org.

Diane Lewis of TD Bank is in charge of commercial lending.  She is looking forward to working with CIBOR members for either business loans and/or loans in the commercial property sector.

Louise Norwood of NAI Norwood Group, Inc. announced that there is one last office suite available for lease at Coldstream Park, 116 South River Road in Bedford.  With 2,073 s.f. of all rentable/useable square footage, this office suite is a great bargain at $9.75 psf NNN.  Broker owned.  In addition, the company has a beautiful office condominium situated at the historic Stark Mill at 500 No. Commercial Street in Manchester which is presently being leased.  Great investment at $150,000.We will be meeting again on Wednesday, October 23, at the glass building, 166 South River Road in Bedford from 9:00 to 10:15 a.m.  Please note that we only have a few sponsorship openings left for 2015 so let Allison Ropes or myself know if you would like to grab one of those last spots.
