Minutes of Seacoast Marketing Session
Tad Dziemian with Neighborhood Energy New England was the breakfast sponsor. Tad helps us save dough on electricity and natural gas rates for both commercial and residential. Tad flipped to family pride with his son Nicholas who is working for him and daughter Natalie. Tad also rolled out a rad video of his daughter Nessa Dziemian who recently earned the number one rank in duel moguls and with that landed on the USA Ski Team. Tad was a competitive diver when younger and passed on his love of flips and twists to his kids. Nessa did a 1080 degree or 3 complete rotations of 360 degrees in one of the clips. They survived a 4 year planning and zoning journey through Durham and then Madbury. Tony shared that the former Our Lady Queen of Peace in Berwick across from the waterfalls in Berwick had its first offer and is showing a lot. Tony recommended a top side spray foam roof for the pre-engineered metal building at Vishay that priced out at 275K for 34,000 sf or 8 dollars psf. This helps save on fuel, cuts down on ice dam leaks, preserves the metal roofing panel, and allows for low cost 20 year re-roofing with a simple spray of silicon. This is the roofing of the Superdome.

Jeff Brown with TD Bank joined Tad Dziemian in talking about what is right and good about New Hampshire. He and David Choate share client Scott Johnson in Dover whom Jeff nominated for the small business person of the year. On May 12, at the Manchester Country Club, he is going to receive this award and Scott is in the running for the SBA national person of the year. He will be the first from New Hampshire to win if he does.
Timothy Sheedy with Phenix Title Services helps in New Hampshire, Maine, Massachusetts, and Vermont. Tim has a client that’s looking for restaurant locations in the seacoast and in the Manchester area. Tim also has a client looking for apartment complexes in about the dozen unit size.
Rick Mulvee with Tower Realty has an individual looking in the $2 million range. This is an actual cash buyer and requires no financing. Rick also has a party looking in the $5-$20 million range. This is a national group that has identified Manchester as having good opportunities in this price range. They also like deals with hair on them that have environmental challenges. They are patient money and the turnaround can be 6 to 9 years if the return is generous enough.
Jenn Marsh with Rochester Economic Development kept the Olympic Flame alive by noting that her husband was an Olympic ski jumper.
Anthony Avrutine with Remax Bayside has a 1031 investor looking to place $600,000. Anthony also introduced Franco DiRienzo with Bayside who has been in residential brokerage and is shifting to commercial.

Wendy Rayno jumped ship to Federal Savings Bank and works out of their Portsmouth office. Federal Savings Bank has 75 employees. Wendy has a client looking for a motel on the seacoast in southern Maine, New Hampshire, or Northern Massachusetts. They’re looking at the $2 million range and about 20 rooms.
Jerry Bazata with Newburyport 5 Cents Savings Bank announced that next month the Yoken’s sign will be back up. Since he’s getting the bill for this, Jerry is running a promo for 3.996% for five years with a 48 hour turnaround. The loan ranges from $300,000-$3 million.
Andy Ward with Colliers has an investor looking to place $4 million preferably in the City of Portsmouth. They would like immediate cash performance, but can do a value add if needed. They’re looking at sales/leaseback and mixed use as well. They are also patient on the ROI.

David Choate with Colliers has a buyer looking for a contractor’s yard with an acre of land and a small building in Hampton, North Hampton, Hampton Falls or Stratham. They only want to buy.
Announcements
The statewide NHCIBOR marketing meeting occurs on the 4th Wednesday of the month from 9:00 to 10:15 at 166 South River Road in Bedford.
The annual barbecue at TF Moran will be held on 18 June.
On 15 May there will be a Commercial Oriented Core Course from 8:30 to 12:15 at KW Commercial, 168 South River Road, Bedford, New Hampshire.
Bob Marchewka also shared that they’re looking for people to get on committees at NHCIBOR.
Heather Rowan thanked people for providing responses for the third quarterly education series.
Mark Sullivan noted that Veterans Count will host a Gala on 16 May from 5:00 to 9:00 at Service Credit Union and a brunch with Rob O’Neill at the Atlantic Grille in Rye on 17 May from 11:30 am to 1:30 pm. Rob is a highly decorated Navy Seal.

Tony Fallon with Tony Fallon Architecture is fishing for enough new work so he can catch and hire a young Architect friend who also volunteers at Waterville Valley Adaptive. Tony also shared that in doing due diligence for several restaurants considering space in one of the multi-story buildings going up in Hampton, he came across a ventless commercial hood. It requires using only electric appliances and has some other restrictions but can save 75 to 100 thousand dollars in a first floor restaurant that has to route a duct 5 stories up.
Bob Marchewka with One Commercial has a small office on the Hill. He also has a small office on Mirona Road that Dave Hodgdon with PCG is offering. Bob also thanked Dave Hodgdon for helping him get his physical and virtual office coordinated.
Marie Bodi with CP Management helps your investor clients unload headaches. Help them focus on their net operating income instead of their nagging headaches. Marie also thanked Tad for $987 in electrical credit that she has coming back to her. Marie also gave Tad kudos for quick responses.
Matt Randall with Randall Marketing has his father’s building at 505 Central Avenue in Dover with 3500 ft.² of space available where he used to run a martial arts program. This is not listed yet but they will offer a finder’s fee.

Rick Rostoff with Linear Retail Properties is an owner operator of retail facilities and shopping plazas in New Hampshire in Massachusetts. They’re looking to buy more shopping centers. They have no maximum amount but don’t generally go under 2 million dollars with $5-$10 million being the sweet spot. The money behind Linear is an insurance company. They pay generously so feel free to reach out to the satisfied to see if they might consider parting with plazas.
Russ Doyle with Two International Group has a standalone offering at Pease that used to be the Air Force Chapel. In 2000, it was rebuilt and retains the high ceilings with a funky layout. It is really pretty great. These 9000 ft.² offer a lot of signage and some individual identity.
Heather Rowan with Office Resources can sell things all the way down to a single chair and up to large corporate office furnishings. One of their customers is Partners Healthcare and they also do multi-family dorms and commercial. They do not do single family homes.
Laura Farago with Colliers has 1,100 ft.² available on Washington Street in Dover with no elevator.
Carol Estes with Kennebunk Savings is a commercial banker. They give 10% to the community. Last year they gave $790,000 back and, of that amount, $150,000 went where the customers voted it should go.

Rick Mulvee with Tower Realty has a listing at Elm and Pearl in Manchester. Pearl is a one block street off of Elm that dead-ends at a parking garage where there is a 60 million dollar student housing and parking garage project about to be built. Rick’s is a 16,000 ft.² offering right in front of this student housing project. Rick’s offering needs to be repositioned and a restaurant would work well there. There are 12 parking spaces within the lot and more to be released from the new project at the end of Pearl.

Wendy Rayno with Federal Savings Bank has a buyer looking for commercial and industrial raw land or existing buildings with 2 to 4 acres that will house heavy equipment. One or two bays with a small office in a price tag under $2 million would foot the bill. They’re looking along Route 1 in Portsmouth.

The improved lots are going for 1.35 million dollars and the 50.7 acres of land is going for 750 thousand dollars.

David Choate with Colliers said that for him and Andy Ward it is now crunch time. Their listing at 150 Route One Bypass in Portsmouth has a 1031 clock ticking. They have six months to sell this terrific investment/leaseback opportunity that will be a true 10 cap. In 18 months, the current owners will move out and David and Andy are sure they can bring a tenant then. They have been getting no real traction for this and need help. The price has recently been reduced to $1,799,000 from $2,000,000 so sign on up for this deal and don’t pass up the bypass offering.
