Minutes of Seacoast Marketing Session
Wendy Rayno and Mary Mattson with Bank of New Hampshire were the breakfast sponsors. They are eagerly anticipating the 9 June opening of their newest office at Portwalk. Mary is based in the Laconia headquarters and is team leader of commercial lending. They have 7 commercial lenders based throughout the state with 22 branches and soon to be 23 with Portsmouth’s branch opening. Jon Shapleigh works out of the Rochester and Dover offices. The new Portsmouth office is going to have full service retail in the pod environment along with wealth management and lending. Bank of New Hampshire has a 17.7 million dollar lending limit in house and has a pool of partners for loans larger. They are nimble, creative, and competitive with a loan committee that meets weekly.

Tony Fallon with Tony Fallon Architecture noted that Architects design inside, outside, and the between stuff that holds things up. Tony did a pro-bono job for the White Horse Addiction Center’s new residential asset in Ossipee and helped Fulcrum with a creative mezzanine solution at a factory in Rochester.
Bob Marchewka with One Commercial has a buyer that operates a retail printing business. They need some visibility in the Newington to Rye to North Hampton areas probably on Route One. The search is for 4,000 to 6,000 sf and another tenant taking up the balance of something larger is OK.
Jerry Bazata with Optima Bank perked up with the news that they are financing a couple more Aroma Joe’s in Exeter.
Steve Jones with Building Envelope has been doing some work at the Lincoln Mills in Biddeford so as to address some situations with the exterior.
Cynthia Byrne with Northway Bank serves you from their Commerce Way offices south of the Portsmouth Circle across from Planet Fitness.
Frances Mueller with Northway Bank is a commercial lender seeking to establish good relationships.

Ben Baroody with Baroody Real Estate is looking for an investor seeking a small manufacturing business for up to 18 million dollars from New Hampshire to Pennsylvania to Florida to South America. Ben also serves in the New Hampshire House of Representatives.
Don Marshall with Marshall Associates is a general business broker from Exeter serving all of New Hampshire who enjoys arriving at a sales figure.
Don Spann with Remax Commercial Riverside invited Kevin Kelley who owns a variety of properties that he is seeking to sell.
Kevin Kelley with Kelley and Kelley has 9 properties around Topsham and Brunswick that he would like to sell and transition into other categories. His properties can be sold in units down to 850 thousand dollars. Kevin is looking for retail, office, pad sites, land tracts for development, and build to suit. Kevin is looking for tax free states but otherwise open to all locations.
Corey Colwell with TF Moran/MSC does a lot of commercial site design and touts a 31 year history of success in Portsmouth so he knows the playful players.
Andy Ward with Colliers has a 1031 buyer who needs to identify an asset by June 1st and has 700K in cash to place. They prefer to come in right around there so there is no leverage. The ideal picture is a commercially zoned lot with the ability to add storage. They do not want industrially zoned areas. Help!
James Betzer with SVN from Portland has a hunt on for multi-family from Portland on out and they will start looking at things that are a 7 cap.

The statewide NHCIBOR marketing meeting occurs on the 4th Wednesday of the month from 9:00 to 10:15 at the GMNBR training room at 318 South River Road in Bedford.
On 6 June 2016 at the Puritan Backroom the annual NHCIBOR awards program is going to be held.
On 7 June 2016 at Portwalk the New England Real Estate Journal Economic Summit is going to be held from 8:00 am to noon. David Choate is one of the panelists.
On 16 June 2016 the TF Moran/MSC annual Picnic will occur in Bedford where the Realtor of the Year and the Affiliate of the Year will be announced.

Tony Fallon with Tony Fallon Architecture is helping Samyn D’Elia Architects in Ashland, New Hampshire with marketing and teams up with them on some projects. Some of their projects are the Hampton Beach Bandstand, Inn at Mills Falls, and Common Man Restaurants. Tony is now helping Next Level Church in North Conway after assisting them in Pembroke.
Bob Marchewka with One Commercial has1950 Lafayette Road that is a 10 year old 8800 sf office building in great shape with local tenants. The tenants are willing to stay but are on short term arrangements so they could move on easily if a new owner/user needs the room. 1.9 million dollars says it’s yours!
Jerry Bazata with Optima Bank donned the DJ hat and shared stats from a recent wedding industry convention. The average cost of weddings is 40 thousand dollars in this area, 60 thousand dollars in Boston, and 90 thousand dollars in New York City. Jerry is selling ladders.
Russ Doyle with Two International Group has the current Bean Group location opening up with their planned move to a new building on New Castle Ave. at the corner of Route 1B in Portsmouth. The soon to be available space has two terraces, a shower, and is great looking.

Jeff Lessard with NAI Norwood has 9,300 sf of industrial flex space in Bedford that has a separate 1,500 sf as well as a 3,000 sf basement. The basement is going for 8 dollars psf modified gross. At the main space, there is a 15 foot ceiling and things have been demolished back to structure to make the build out easy. A brewery or cross fit facility would be great.
Tad Dziemian with Neighborhood Energy said that his son went to a destination wedding for 52 people that only cost 4 thousand dollars. The destination was Cuba and it was nice. Tad also thanked all for this forum.
Ben Baroody with Baroody Real Estate has much enjoyed teaming up with Alicia Kalil of Allied Business Consulting and relaunching his own brokerage. They have 5 restaurants for sale, 3 in NECPE and 2 not. They also are selling a couple of fire engines that have been turned into party wagons with one having a wood fired pizza oven and the other is an ice cream parlor.
Don Marshall with Marshall Associates has a listing for a property management company that handles 50 two and three family homes along with a handful of condos. There is a high degree of customer satisfaction, no accounts receivable, and no risk.
Don Spann with Remax Riverside has a retail offering near Bed, Bath, & Beyond and Target in the Topsham Mall. At Brunswick Landing, in Building 86 (that entails 36,000 sf) there is a boat builder coming in that anticipates creating 500 new jobs.
Kevin Kelley with Kelley and Kelley is looking to buy a wide range of use types with self- storage being the most preferred. Other possibilities are convenience stores, gas stations, national tenant retail, office, hotels, and high end residential. Nothing industrial is sought.
Pam Lynch with NAI Norwood has 18 Pearl Street in Nashua that is two blocks from Main Street and a block and a half from the Registry of Deeds and the Courthouse. This comes with a garage and 6 to 7 parking spots on site along with some street parking.
Corey Colwell with TF Moran/MSC is madly working on new single family home lots to accommodate all the princesses coming out of these expensive weddings.
Andy Ward with Colliers has two small offices at 104 Congress Street in Portsmouth, New Hampshire. One is 815 sf for 1395 dollars per month plus electricity. The other unit is the same price and a touch smaller.

Patrick McDermott with Hinckley Allen talked about NHCIBOR Public Policy Committee and energy. He is hoping we loop in with the New England Affordable Energy Coalition to build up the natural gas infrastructure like the BIA has and is seeking a volunteer to be CIBOR’s liaison. High energy costs are hampering businesses and attracting businesses.

Dave Garvey with KW Commercial has a gas station in North Berwick with good numbers for 399 thousand dollars and a function center in Sanford that is fully furnished and plated, with napkins and toothpicks, and covers 16,000 sf for 500 thousand dollars which the owner can finance. Dave also has a 1.2 million dollar campground in Lee with 2000 feet of pond frontage, 76 acres, and disk golf.
Bob Viel with Remax Legacy has 860 Central Avenue in Dover that is zoned B3 and has a cape and a separate colonial going for a 10.2 cap rate at $284,900 for the 4 units here. Bob also has a 4 acre commercial industrial lot on Route 11 in Farmington at 16 Jackson Drive for $99,900.

Anthony Avrutine with Remax Bayside has a brand new listing in Downtown Laconia. There are three buildings with 30 units consisting of 5 commercial spaces, 21 apartments, a 9 car garage, going for a 9 cap at 1.75 million dollars which is a low price for the plum.
Chris Kelly with Remax Bayside is also a director for the Belknap EDC. The Belknap EDC is in the process of getting $21m for the redevelopment of the Colonial Theater in downtown Laconia. Directly across the street is a commercial opportunity for $299,000.00 to include 5 street front commercial units presently rented as 3 shops with 6 residential units, 3 on the 2nd floor and 3 on the 3rd with the now defunct Garden Theater residing on the 2nd floor open to the 3rd. This theater could be a great compliment to the Colonial across the street.
Wendy Rayno with Bank of New Hampshire gave a prize for the one who guessed that the oldest man made attraction in New Hampshire is the Mount Washington Auto Road along with the other winners of Dover being settled in 1623 and the Ladybug being the official New Hampshire bug.
Mary Mattson with Bank of New Hampshire has four unmarried daughters and is terrified by Jerry’s report from the marriage conference. Bank of New Hampshire can peacefully deliver financing that compliments your real estate borrowing with lease hold and equipment financing.
David Choate with Colliers has a new listing near Hannaford on Central Ave. in Dover covering 1.41 acres with access to the stop light going for 995 thousand dollars. Also David has a land lease at 914 Central Avenue in Dover of 76 thousand dollars per year NNN near Fiddleheads.

Jay Lee with NAI Norwood has 46 Route 101A entailing 3,700 sf with 27,000 cars streaming by each day going for 11 dollars psf.
Kevin Kelley with Kelley & Kelley launched a new consulting business on the spot to negotiate dowries.
Rick Vandenberg with Weston & Sampson shared that various regional planning agencies are getting dough to help with site assessments of environmentally challenged lots. They usually get something like 400K and then apportion the dough to projects that request assistance can be in the 25K to 50K range.
Greg Schena with Masiello Commercial has 10,000 sf of industrial space at 14 Broadway with two drive in doors and a new roof for 495 thousand dollars.
Laura Farago with Colliers has a 2,300 sf medical office at 19 Hampton Road in Exeter at 20 dollars psf with plenty of parking.
Bill Cormier with Hourihane Cormier served up Mel Flanagan’s Irish Restaurant in Downtown Rochester covering 4300 sf and 99 seats for 400 thousand dollars and a jig.
Pam Lynch with NAI Norwood has a 200 seat restaurant in Ogunquit on Route One for lease or purchase or repurpose. Pam would appreciate your help on this as the Summer is setting in. It could be a brew pub, Asian restaurant, or retail. Tony Fallon did some options for divvying up the first floor to separate retail/restaurant as well as an option for placing an Inn upstairs with 9 guest quarters and one owner’s quarters. Corey Colwell has also provided some site rejigger schemes. There is a lot of grandfathered parking and the options to gain guest rooms in Ogunquit without need for a variance is an asset for sure.
Bob Viel with Remax Legacy has 660 Central Avenue in Dover that was an attorney’s office for 159 thousand dollars. Bob is also hunting for 3 to 4 acres of land in Newington for a car wash near the Spaulding Turnpike.
Andy Fleisher with NAI Norwood has 5,000 sf that was The Meat House at 2222 Lafayette Road for 1.2 million dollars, an 8 cap.
Peter Gluckler with Masiello pitched the fancy restaurant offering in York on Route One which is the Cape Neddick Inn. Since they added lunch they have increased gross revenues by 50% which makes the attractive more attractive.
Anthony Avrutine with Remax Bayside has 15 units at the Cook Building in Laconia for 499 thousand dollars.
David Choate with Colliers has the former Orange Leaf in Exeter entailing 1346 sf going for 16 dollar psf NNN which is the only available space on Water Street. A use that could use the equipment would be cool.
