Tad Dziemian with Neighborhood Energy was the breakfast sponsor and wished us his trademark, “Top of the morning!” Tad thanked David Choate for organizing this Seacoast Marketing Session which has been instrumental in launching his business. Neighborhood Energy brokers electricity and natural gas for both commercial properties and individual homeowners. Their sweet spot is commercial and industrial properties. They also have a Loaf and Ladle restaurant coming to town and Port City Pretzel is expanding from the basement to the first floor along with a couple other restaurants.
Joe Campbell with North Branch Construction provides full service design/build and construction management services. They are in their 58th year of service.
Andre Tremblay with Franklin Savings Bank serves the whole of New Hampshire, Maine, Massachusetts and all of New England with commercial real estate. Andre showered Tad Dziemian with kudos as Tad has really helped many of his larger customers.

Announcements
The statewide NHCIBOR marketing meeting occurs on the 4th Wednesday of the month from 9:00 to 10:15 at the GMNBR training room at 318 South River Road in Bedford.
On 27 October, at Brookstone Park in Derry, there is a “Best Practices” seminar for planning staff, boards, and other municipal officials. If you are able to recruit staff from your municipality or one that you work with that might benefit, we urge you to get them to attend this vital free seminar geared to help align municipal planning with state mandated protocols for assisting applicants on their approvals.
On 28 October, at KW Coastal Realty, Paul Alfano will have a seminar on tax abatement from 8:30 to 11:30 and this has been approved for two credits.
On 3 November, there will be a Seacoast Housing Summit from 7:30 to 9:30 am at Huddleston Hall at UNH.
Also on 3 November, there are two NECPE Catalyst update training sessions at KW Coastal Realty from 10:00 am to noon and then 2:00 pm to 4:00 pm. Registration is free, but space is limited. Contact Allison Ropes at CIBOR to sign up.
On 11 November, Neal Barrett is teaching the 3 hour Core course that will be held at the Verani office in Londonderry.

David Choate noted that Haven is a combination of Safe Place and SASS which provide the very needed and vital services for those abused by sexual assault or domestic violence. The following day there is a Tri-City Business After Hours event at Pease as well.
Russ Doyle with Two International Group talked up 2 International that is a great building with a few available spaces, one new listing, one old listing, and one available next year. The rate is 24 dollars psf modified gross.

Beth Chea with Wells Fargo talked about the prepayment penalties for SBA 504 loans. Depending on when the loan first closed, there are two times each year when the loan can be paid off without having to prepay interest. This also does apply to swaps. There is an option to have the loan assumed by the buyer which is one workaround that dodges the prepayment problem. This is something to be ascertained right away for any transaction where the seller has an active SBA loan. In one situation recently, the owed prepayment interest amounted to up to 200 thousand dollars that was to be due at closing.
Vince Chestnut with Alpha Locksmith shared that it is good to put a will in a personal safe, but bad to not let a few others know the combination.
Ellen Bates with Office Interiors helped Optima with its upcoming shift across the street along with all of their branches.

Tony Donovan with KW Commercial announced that they have 18 commercial realtors between Portland and Portsmouth serving New England. Tony has a 90 acre site with 20 lots approved along with a roughed in road and municipal water with owner financing close to Kennebunk going for 599K.

Bob also has 262 Dover Point which is 12 acres plus. Robert Cruess has taken a look and thinks 8 lots could be achieved for this 1.4 million dollar offering from a motivated seller.
Dan Barufaldi with DBIDA talked about DRED’s 20 thousand dollar data analytics program that can provide all kinds of demographics that are highly valuable to incoming companies, owners, and brokers.
Joe Campbell with North Branch Construction shared that their typical project size is 3 to 10 million dollars. Some of their clients are Sig Sauer and Stonyfield Yogurt. Joe encourages you to contact them early on to gain the facility you need and want.
David Choate with Colliers interspersed some comments about some of the appraisals appreciating. Deals that tanked due to a low appraisal can now have their second chance. In one instance, the appraisal was 20% higher and so high enough to allow for a closing. David also noted that Planet Fitness is relocating their headquarters in Newington to Liberty Lane in Hampton.
Andre Tremblay with Franklin Savings Bank loves development lending and can do 25 year fixed rate commercial loans. Andre still has a few investors looking for 40 and up apartment offerings.
Nina Cutts with Institution for Savings shared that the Cliff House in Ogunquit has just reopened. Nina was brought in by the borrower to help with the lending for the rebirth of this 5 star resort.
Karen Cannizzaro with ReVision Energy assists businesses and non-profits gain solar systems with both sales and design expertise. One of their niches is large manufacturers throughout New Hampshire.
Maxine Kenny with Colliers has a retail offering in Kingston at the Carriage Towne Plaza on Route 125 with units from 1662 sf to 1775 sf that look sharp and have new pavement going for 12.50 dollars psf triple net.
Tad Dziemian with Neighborhood Energy had an auction for a New Balance gift certificate that he won. David Choate was the winner. It costs 40,000 dollars a year per skier for the US Team.
David Choate with Colliers has the 2nd Floor of 30 Penhallow Street, the former Portsmouth Police Station, that had a snazzy updo some years ago. These 4500 sf used to be Pensco Trust space and the rate is 20 dollars psf NNN. David also now has the 3670 sf on the 3rd floor with another 2 on site parking spaces available. This is across the street from Ceres Bakery and the nets are $8.35

Jerry Bazata with Optima Bank shared that, in seeking to keep things optimistic for weddings, people are spending an average of 42 thousand dollars per wedding in New England. Jerry heard this at a wedding business showcase in New York City recently and also reported his wife saw a wedding dress that went for 50 thousand dollars.

Corey Colwell with MSC/TF Moran Engineering has worked with many around this table and shared that they have been rated the best civil engineering firm in New Hampshire for 4 years in a row and business of the year in the construction and real estate industry.
Andy Ward with Colliers talked up MSC/TF Moran from the perspective of his previous life as a landscape architect and noted that they have a lot of in house information for many parcels in the Seacoast. Andy featured Gateway Park at 53 Range Road in Windham that entails 32 acres near I-93 and is a live/play/work campus. There will be office, health care, restaurants, residences, townhouses, a park, retail, and cafe. Pre-leases or sales are now available for ground or build to suit.
