Minutes of Seacoast Marketing Session.

 

Doreen Austin, Adam Johnston, and Jerry Bazata with Optima Bank  were the breakfast sponsors.  Optima opened on 29 January 2008 at an economic low point and 10 years later has proven the risk worth it.  Optima is one of the fastest growing banks in New England and throughout the United States of America.  They have 425 million dollars in assets and a legal lending limit of 4.8 million along with plentiful participation above this.  Branch locations are in Portsmouth,  North Hampton, Stratham, Pease, Bedford, with Dover and more coming.  Portsmouth also is the administrative site.  Optima garnered the spot as the 2nd largest residential lender in New Hampshire behind a national internet unit.

 

Cash Buyers

Tony Fallon with Tony Fallon Architecture helps with Residential and Commercial new, redo, and expansion in Maine, Massachusetts, and New Hampshire.

Bob Marchewka with One Commercial has two office hunts ongoing.  One is circa 3,500 or 4,000 sf and the other is 6,000 sf.  Both are lease or buy clients.

Chris Chartier with Restore My Floor helps with all things floor related for tenants, buyers, owners, and sellers.

Erik Crisman with Brookstone Builders offers GC, CM, and Design/Build in New Hampshire, Maine, and Massachusetts.

Andy Ward with Colliers reached out to the bounty of bankers and inspired them with 540 Lafayette Road in Hampton near the Old Salt at the junction of High Street/NH 27 and Lafayette Road/US 1.  Andy envisions a plum bank spot.

Tom House with THA Architects participates with residential housing in apartments, condos, and senior living.

Scott Kingsley with Primary Bank brings buckets of bucks from Bedford.

Jay Lee with NAI Norwood thanked Adam Johnston for his great and fabulous work.  Adam brought together an office deal for Jay that had fallen through twice.

Jeff Boufford with Boyd & Boufford insures general, property, and industrial.

Kaylee Gendron with Office Interiors offers contract furnishings and space planning in the academic, health care, and corporate worlds.

Vince Chestnut with Alpha Locksmith rung his key rings and offers to lighten this load for you.

Hank Beresin with First Street Brokers has a really qualified buyer looking for a business within 1/2 hour of Exeter in the 2 to 6 million dollar range with real estate.

Robert Cruess with TFM/MSC has a 1031 exchange hunt on for someone in the retail or commercial use that cash flows and is somewhat in or near Manchester.

Chris Ratte with SK Lawyers helps people buy commercial properties happily.

Chelsea Rogers with Creative Office Pavilion covers the Seacoast from their Manchester office for commercial interior design.  Chelsea is hoping to find brokers to partner with.

Scott Forte with Berkshire Hathaway Verani covers Maine, New Hampshire, and Massachusetts.  Scott is hunting for 10,000 to 15,000 sf on one floor with one ground floor loading bay in Lawrence.  Lawrence is really the target but they might consider something like Haverhill.  Also Scott seeks 40 acres or so in Southern New Hampshire or Northern Massachusetts for a single family home development with the target being 600K houses.

Ray Sirois with Servicemaster in Rochester let us know that theirs is one of the oldest franchises in the nation.

Gary Barr with TD Bank had us lend an ear about lending.

Mary Ellen Humphrey with Durham Economic Development would like brokers to apprise her of what Class A office space is going for in the Seacoast.

Steve Geiger with Lake Sunapee Savings reminded us that they were recently purchased by Bar Harbor Bank and serve all of Northern New England.

Bill Jean with Fulcrum of Amherst provides construction services in Southern New Hampshire, Northern Massachusetts, and Southern Maine.

Joe Friedman with Brooks Properties is looking for 10,000 sf and up office or flex spaces along the I-93 corridor.

Eric Beauregard with SIS Bank helps finance opportunities in Southern New Hampshire, Northern Massachusetts, and Southern Maine.  Eric has someone looking for a 10,000 sf warehouse with 1,000 sf of office in Portsmouth.

Peter Hoekstra with Peniel Environmental helps with mold, fire, water, and asbestos problems.

Ben Brown with Fulcrum can share pre-construction data to help keep costs down.

Ralph Pope with Coldwell Banker seeks a site for a construction vehicle dealership along I-95 or Route One but not 125.  It needs to have good visibility with 5,000 to 10,000 sf for mostly repair along with 2 or 3 acres for display.

Lynne Merrill with the Bartlett Merrill Group has 5,200 sf of office that is tenanted for sale for 595K.

Roland Pothier with North Branch shared that they bring the experience of 59 years of business.

David Murray with Clear Eye Photo did not drone on about drone photography.

Laura Farago with Colliers has a pediatric dentist looking for 2,000 to 2,500 sf in Dover for lease or purchase.

Caitlin McGuinness with CBRE appreciated Tom House’s work on a 2,000 sf tenant in Exeter.

Matt Preston with EnviroVantage serves 6 New England states with asbestos, demolition, mold, lead, duct cleaning, tank removal, and soil remediation.

Catie Medeiros with Kane has an industrial user looking for 10,000 to 12,000 sf from Portsmouth to Exeter with two drive in doors.

Erin Pike with Saint Germain Collins offers environmental engineering for buyers, sellers, and brokers.

Ute Luxem with Profile Bank was not blank in bringing us good cheer of jingling change.

Beth Chea with Wells Fargo can fix your rates for 25 years.

Jeff Brown with TD Bank relayed a story about a NHCIBOR lead from Howe, Riley, and Howe that lead to a dental practice buy.  Three years later Jeff helped the same party buy out the founder.

Al Silva with Silva Graphics signaled that he sells signs in the three states here.

Wendy Rayno with Bank of New Hampshire brings additional cash to your cash buyer’s leverage.

Barbara Lizotte with Tobey and Merrill offers insurance commercially in Maine and New Hampshire.

Ethan Ash with KW Commercial in Portsmouth is looking for a retail pad or strip mall in the 500K to 5 million dollar range with strong cash flow in Southern New Hampshire/Maine or Northern Massachusetts.

Dave Garvey with KW Commercial has two multi-family hunts.  One is for 5 to 15 units in the Seacoast, but not Rochester,  and the other is for 100 units.

Marie Bodi with CP Management would be happy to help Ethan’s client dodge the management headaches.

Doreen Austin with Optima Bank recently assisted with a dentist’s equipment and business acquisitions.  Doreen has a buyer looking for multi-family, mixed use, or commercial with good bones that might need some fixing for rent escalation.

Adam Johnston with Optima Bank has helped with some multi-families and shared an out of the box deal that involved a divorce buyout with a good biz that had good credit but little collateral.

Jerry Bazata with Optima Bank financed the first Aroma Joe/Car Wash combo.

David Choate with Colliers has a search for a downtown office condo for lease or purchase in the 1,500 to 2,500 sf range.  They would love to stay in Portsmouth and would appreciate some cool factor.

 

Announcements

The Statewide NHCIBOR meeting is the fourth Wednesday of the month at the Keller Williams training room at 168 South River Road in Bedford from 9:00 to 10:15 am.

There will be a NHCIBOR After Hours at CR’s in Hampton on 26 April from 5:00 to 7:00 pm and Tobey & Merrill will be the sponsor with the first drink free.  There is now a hotel and an assisted living facility approved adjacent and across the street from CR’s.

On 12 May there is a professional development course with Bob Quinn of NHAR at KW Portsmouth from 8:30 to 11:00 am discussing commercial legislative issues.

Tony Fallon with Tony Fallon Architecture is working with Kensington Congregational Church on a restoration analysis.

Bob Marchewka with One Commercial has three office offerings.  One is circa 900 sf, another is 1,500 sf above RiRa’s, one is on Mirona Road, and another is 3,000 sf on Heritage Avenue.  Reasonably reasonable they are.

Chris Chartier with Restore My Floor helps with all who have floors and was ready to head out the door to see his second baby be born.

Erik Crisman with Brookstone Builders helps brokers, buyers, and owners with fitups.

Andy Ward with Colliers talked about the 10 Vaughan Mall offering that can now be broken up into an office and storage unit that could be rented separately.  Together it is 2,400 dollars per month plus utilities, or $13.50 psf modified gross.  There is 600 sf of storage and 2138 sf of office.

Russ Doyle with Two International Group talked up 200 International Drive as a nice, as well as affordable, mixed use or office space.  The rate is 11 dollars psf NNN with 7 dollars for the nets for up to 13,000 sf on the second floor.

Tom House with THA Architects recently worked on some dental, health care, and nursing homes.

Art Bonin with AR Bonin has two listings.  In Pelham, on Route 38, there are 40 acres just minutes from Salem and Lowell with a new B5 Zoning that allows warehouse, multi-family, commercial, mixed use, and retail.  There are three curb cuts and you can buy this beauty for 1.95 m.  In Saco, Art has some land that might land 300 units with a price per unit for land of $14,500.  Portland has been breaking all sales records nationally for construction and this could be a nice commuter spot.

Scott Kingsley with Primary Bank has been lending in the three state area since 1990 and never met a user group he didn’t like.  They have had some 100% financed deals so creativity is afoot at Primary.

Jay Lee with NAI Norwood has a lot with one gas station, pad, and can handle a fast food with drive through.

Jeff Boufford with Boyd & Boufford insures self storage and let us know about a panel of experts getting together for a seminar on self storage hosted by a self storage association of which he is a member.  Jeff will moderate and information is available at NHSSA.net.

Kaylee Gendron with Office Interiors let us know that they have just renovated their showroom with all of the latest and greatest in workspace coolness.  Come learn and see.

Vince Chestnut with Alpha Locksmith touted a unit that allows you to unlock a door with a cell phone.

Hank Beresin with First Street Brokers has a new listing.  The Plum Island Grille has a great water view and a liquor license which is the only one on Plum Island.

Robert Cruess with TFM/MSC offers engineering and surveys.  Robert recommends signing up for your ALTA survey long in advance.

Chris Ratte with SK Lawyers helps holding companies hold more.

Chelsea Rogers with Creative Office Pavilion let us know that they are the largest Herman Miller dealer in the USA.  They cover New York and New England and can help your regional clients coming or going.

Scott Forte with Berkshire Hathaway Verani covers Maine, New Hampshire, and Massachusetts.  Scott has two homes in Waterboro, Maine on one acre on Ossipee Pond with a sandy beach and 5 acres in Durham.  Both of these are redevelopment opportunities.

Ray Sirois with Servicemaster cleans up Maine and New Hampshire.  Ray thanked Marie for a NHCIBOR orientation well done.

Gary Barr with TD Bank had been an underwriter for 3 years and is enjoying the shift to sales with the thorough back room knowledge base.  Gary has helped a number of self-storage and oil distribution deals.

Mary Ellen Humphrey with Durham Economic Development can help you save steps and money dealing in Durham.

Steve Geiger with Lake Sunapee Savings is happy to have John Mercier join his team.

Bill Jean with Fulcrum offers budgets based on current currency.

Joe Friedman with Brooks Properties thought Chelsea did a fantastic job with a full floor 30,000 sf tenant looking to land with them.  Joe has a group of whole buildings for rent or purchase from  4,000 to 80,000 sf along I-93.

Eric Beauregard with SIS Bank helped on a deal to house seasonal workers on the Maine coast.

Peter Hoekstra with Peniel Environmental shared that they are a family biz based in Milford, New Hampshire serving New Hampshire, Maine, and Massachusetts with cleaning up problems.

Ben Brown with Fulcrum shared that they opened the Fisher Cat Restaurant on time and under budget.  They also worked for the Copper Door and a 20,000 sf wireless company.

Ralph Pope with Coldwell Banker has a couple of brick buildings in Rochester.  One has 16 apartments for 995K and the other has 8 apartments and 3 stores for 745K or 1.69 m total.

Lynne Merrill with the Bartlett Merrill Group has 20 acres in Plaistow and 1/2 acre near Rite Aid and Dunkin’ Donuts.  The latter is going for 99K.

Roland Pothier with North Branch led with the facts that they are a LEED certified builder, in a LEED certified building, doing the National Guard in Hooksett which is LEED too.

David Murray with Clear Eye Photo says his is a great way to show off your property and that is very cost effective and you need to be sure vendors are licensed and insured.

Laura Farago with Colliers has 495 Central Avenue in Dover that was leased for two years and is back on the market.  These 1,600 sf are available for 1,500 dollars per month plus utilities.  This cute display space is close to a stop light so those in the cars can look on in.

Caitlin McGuinness with CBRE has the former Burger King in Hampton that entails 3,000 sf on just under an acre and two curb cuts.  The drive through should be able to stay even with a knock down.

Matt Preston with EnviroVantage helps with education on mold and other environmental risk mitigation for your credit counting.

Catie Medeiros with Kane has two new office listings.  One is at Orchard Park which has 3 offices, conference room, and kitchen available in the early Fall.  The other is 6,000 sf that can be split down to 1,500 sf on Dover Point.

Erin Pike with Saint Germain Collins offers risk assessment for phase one and SBA loan compliance.  Jerry Bazata really appreciated their work on a problem job and shouted out.

Ute Luxem with Profile Bank noted the lending notes are low but will drift on up.

Beth Chea with Wells Fargo is a nationwide lender and shared that there is a networking thing for business brokers on 7 June from 2:00 to 4:00.

Jeff Brown with TD Bank helped solve a problem with credit cards for a fractional airline after finding out they were all set with the standard lending areas.

Al Silva with Silva Graphics can help refurbish signs too.

Wendy Rayno with Bank of New Hampshire has a 17.7 million dollar lending limit along with 27 branches in New Hampshire.  On any Thursday, Wendy can visit the decision makers to personally present your project.  They go outside of New Hampshire for strong cases.

Barbara Lizotte with Tobey and Merrill let us know that they began in 1920 and will soon celebrate 100 years.

Ethan Ash with KW Commercial has a ground lease for a retail or industrial pad with 20,000 vehicles per day for 2,800 dollars per month.

Dave Garvey with KW Commercial has two.  One is 86 acres in Raymond for development and the other is a campground that is a great cash flow, has 2,000 feet of water frontage, 116 camp sites, and a great purchase price of 1.25 m.

Jerry Bazata with Optima Bank donates a lot to the arts and thanked Colliers for their part in the relocation of Patrick Dorow Productions to Portsmouth.  Now Jerry’s and Jeff Brown’s daughters can dance.

David Choate with Colliers has a new listing in Barrington of the Warren’s Hardware store space entailing 6,000 sf for 10 dollars psf plus utilities near the Route 9 Calef/Christmas Dove/Irving/Citizens Bank intersection.

 

Haves and Wants

Tony Fallon with Tony Fallon Architecture is setting up to work in Pennsylvania for a client he has served in Massachusetts and New Hampshire.  The Northwoods Brewery addition to Johnson’s Steak and Seafood is targeting a Labor Day groundbreaking.

Bob Marchewka with One Commercial has a Greenland offering that is a 3,000 sf building that might have one acre chopped off for development.  Uses could be commercial or mixed use.

Chris Chartier with Restore My Floor helps with all things flooring from mobile homes to 250,000 sf.

Andy Ward with Colliers has 5 lots and a commercial center in Milton that is probably ideal for a builder developer for 1.35 million working out to just under a 9 cap.  The building is pretty new and from 2006.

Russ Doyle with Two International Group talked about talking to him if you want some nice space at a reasonable rate.

Tom House with THA Architects has a lot of projects going on.

Joe Friedman with Brooks Properties featured their Brookstone Park asset that sports function space for 25 to 500 people for corporate outings, meetings, and events with mini and real golf in a pastoral setting in the heart of Rockingham County.

Ralph Pope with Coldwell Banker has 22 acres for a single family home neighborhood development in Newfields that is in the Exeter school district and is yours for only 190K.  There are some wetland crossing hoops to navigate.

Lynne Merrill with the Bartlett Merrill Group recently closed on 42 acres on 125 where there is a strip mall in the works near the 107 North crossing.  575K was the selling price.

David Murray with Clear Eye Photo tries to be reliable, easy, and affordable.

Laura Farago with Colliers has 3,500 sf on 2nd Street in Dover with a beautiful glass display window and 2/3 of the space in warehouse.  3,000 dollars a month plus utilities.

Caitlin McGuinness with CBRE has two retail searches.  One is 3,000 sf in downtown Portsmouth for an operation that is in Exeter too.  They need a small light kitchen but not the full blown commercial.  Caitlin is also looking for a restaurant space in Newburyport and one in Portsmouth for a group that has four already.  They do not need downtown and the size sought is 3,500 sf to 5,000 sf.

Catie Medeiros with Kane shouted out to David Murray for cool pictures and being so lovely to work with.  Catie is also looking for 10,000 sf for a non-profit in the greater Portsmouth area.  It would be better in a stand alone setting.

Ethan Ash with KW Commercial has buyers for restaurant space in Dover, Hampton, or Portsmouth in the 1,500 sf range with a hood in place preferred.

Dave Garvey with KW Commercial has 10,000 sf of a former beautiful attorney office in Ossipee for 700K that parks 22 cars.

Marie Bodi with CP Management is on the board for the renamed Gather Food Pantry.  Also, Marie will be working with David Choate on a commercial broker certificate task force.

Jerry Bazata with Optima Bank appreciates the business and would love to help.

David Choate with Colliers has the 236 Grill & Variety in Eliot which has a rocking lunch business, gas pumps, and an apartment.  Maybe there can be a drive through ice cream window out back.  The owners are only selling due to health reasons.
