Tad Dziemian with Neighborhood Energy was the breakfast sponsor.  New Hampshire has the second highest electric rates in the nation.  Hawaii is the only state with higher rates.  Tad has been able save 8 digits worth of savings for customers.  Particularly commercial clients, Tad can help.  Colliers and Andre Tremblay are just a couple of the many happy customers.

 

 

Cash Buyers

 

Tony Fallon with Tony Fallon Architecture designs places.

Ethan Ash with KW Commercial has a hunt for 2,000 sf for a fitness studio in Dover for 12 to 15 dollars psf in downtown and for 1,500 sf in Portsmouth for a sound studio going for 15 to 20 dollars psf.

Andy Ward with Colliers in Portsmouth has an investor looking for a cash flowing non specific cap rate value add from 500K to 2M with 1M to 1.5M being the sweet spot.  Retail is preferred and it should be within 45 minutes of Portsmouth.

Chris Pascucci with Masiello Commercial is looking for a 7 cap medical office anywhere in New Hampshire or Massachusetts for 3M and up.  They are ready to go and solid.

Jay Lee with BHHS Verani has a retail developer looking for retail opportunities from 2M to 20M in the Manchester to Portsmouth to Massachusetts border area.  Land or building on land are both fine.

Bill Jean with Fulcrum in Amherst offers CM and GC services.  A client of theirs is always looking for market rate apartment sites that are approved or soon to be approved for 60 and more units in the Southern Maine, Northern Massachusetts, and all of New Hampshire territory.

Ray Sirois with Servicemaster in Rochester is your disaster restoration specialist.

Caitlin Burke with CBRE in Portsmouth is looking for 7,000 sf for a creative group with lots of parking.  They are well capitalized and need to be in Portsmouth.

Samantha Anderson with Continental Law Group can help with real estate and corporate law.

Sarah Crossman with Morin Insurance can assist from New Hampshire to South Windsor, Connecticut.

Robert Cruess with TFM/MSC thanked all for helping make the BBQ another hit.  Robert is looking for retail sites from Tilton and South and not West of Wilton.  Closer to Amherst they are, the better.

Kyle Kadish with Advantage Wealth helps remove tax liabilities for highly appreciating assets.

Steve Mangekian with Alpha Inspections provides building inspections for commercial and residential in Maine, New Hampshire, and Massachusetts.

Barbara Lizotte with Tobey & Merrill Insurance is a certified insurance counselor in New Hampshire, Maine, and Massachusetts.

Kevin Raymond with Optima Bank has enjoyed lending to hospitals and non-profits.

Matt Lefebvre with Elm Grove is actually 56 years old although he looks 14.  Matt is looking for multi-families in central & southern New Hampshire in the 500K to 5M range that are turnkey or distressed.

Tom House with THA Architects draws drawings for tenant improvements, retail, and multi-families.

Romeo Danais, Investor, enjoyed the BBQ and enjoyed the ice cream too much.  Romeo is looking for industrial in Southern New Hampshire.

Catie Medeiros with Kane is looking for a cash buyer who needs 5,000 sf with some parking in the Downtown or Islington Street areas.

Hank Beresin with First Street Brokers helps buy and sell businesses throughout New England.  They have two buyers.  One is looking for manufacturing where the operations can be held and expanded.  They also are looking for an accounting firm for another party.

Laura Brown with BDC Capital focuses on 504 lending and with owner occupancy and can finance with only 10% down.

Andrew Robbins with Colliers has a buyer in Northern Massachusetts seeking 3 to 20 multi-family units from the North Shore to the New Hampshire border.

Mark Lacoy with Allobar shared that the municipal deadline is the first of July.  Allobar helps with tax abatements in Connecticut, Massachusetts, Maine, and New Hampshire.

Robin Comstock with Somersworth Economic Development focused on industrial with the former Fairpoint building that Caitlin Burke has listed.  This is an extraordinary opportunity and thanks to all the brokers.

Peter Russell with Peter Russell & Associates has a search for land zoned for 50 to 200 units in the Seacoast area.

Michael Bergeron with NH Economic Development has incentives and other lures.  Michael is there to help if the government gets in the way.

Murray Beaulieu with Boosted Profits flew in last night and his arms were tired from flapping.  Murray helps with tax remediation and lessening tax burdens.

Ute Luxem with Profile Bank has money for the lending.  Interest rates are slowly inching up, so land your loan sooner.

Vincent Chestnut with Alpha Locksmiths has a few cash customers but mostly credit card and checks.

Erin Pike with Saint Germain Colliers offers environmental consulting in the due diligence phase and other phases.

Jeff Brown with Cross Insurance has people looking at insurance for 3 months around renewal and then forgetting about it.  Jeff won’t just look at the declaration page.  He’ll help with more numbers.

Mark Sullivan with Seacoast Asset Management is celebrating their 12th anniversary on July 4th.  They are registered investment advisors with RAI, the highest level of standard of care which is a rarity.  Call this gem for your gold.

Dan Barufaldi with DBIDA is 14 even though he looks to be 94.  Dan is the poster boy of ancient employees.  Dan shared a raft of stats from the stay and play survey.

Ray Dugdale with Colliers Financial Services Division assists your search for the best deal for real estate, C&I, and commercial financing.

Scott Forte with BHHS Verani brokers in Maine, New Hampshire, and Massachusetts.  Scott is hunting for a retail plaza to place for 1.2M.  South Berwick to Massachusetts is the target.  Reposition is OK.  Also looking for land near 95 from Wells to Portland and they are open to anything with traffic.

Scott Kingsley with Primary Bank services Maine, New Hampshire, and Massachusetts from their Bedford, New Hampshire location.

Art Bonin with AR Bonin, who was caring for his brother, emailed in a shout out to Scott Kingsley who was an awesome help on 23 Knoll in Amesbury.

Peter Hoekstra with Peniel Environmental also helps with disaster remediation with their black trucks.

Doug Carignan with Morin Insurance has offices in several locations.  Arrange the insurance for the transaction items before showing to close.

David Choate with Colliers is looking for what doesn’t exist.  By 2019, David needs to find 20,000 sf of manufacturing.  They would prefer to buy and don’t need a lot of office.  Out to Raymond and up to Rochester are OK.

The Statewide NHCIBOR meeting is the fourth Wednesday of the month at Matheson Education at 166 South River Road in Bedford from 9:00 to 10:15 am.

A similar meeting meets at Sea Glass Restaurant at Salisbury Beach on the 2nd Thursdays, so 12 July, starting at 5:30 and going until whenever.  Call Scott Forte with questions.

The first annual Summer Mixer on August 2 is expected to be a sellout at the Brookstone Event Center with door prizes and food and 20 sponsor spots at 500 dollars.  Join the fun!

Doug Martin of Colliers was awarded the Realtor of the Year and attorney Tenley Callaghan was given the Affiliate of the Year award at the annual TFM/MSC BBQ

Tony Fallon with Tony Fallon Architecture  is doing some teaming with Samyn D’Elia Architects.  Tony has been doing some work with marijuana businesses in Massachusetts.

Tad Dziemian with Neighborhood Energy noted that the Eversource rate is going to be almost 10c per kwh in August.

Nicole Gorski with Office Works New England can assist with test fits and space planning for most markets including senior living and education.

Ethan Ash with KW Commercial has 60 New Rochester Road on 108 that is a used car mechanic shop with two bays.  495K with great traffic on .38 acres.  This is North of Weeks Crossing a bit and is a good development opportunity.

Andy Ward with Colliers has a new listing at 755 Banfield Road in Portsmouth with two floors of clean, modern space going from 2,000 to 7,700 sf with several demising options.  For 16.50 dollars psf NNN and nets of $4.00+/-, you can call your mover.

Russ Doyle with Two International Group has 5,200 sf and 9,100 sf of nice office with plenty of parking for 16 dollars psf NNN and $8 nets.  This includes having a janitor and HVAC.

Bryan Dubois with Dubois Associates has 1 Bayside in Greenland with 7 units up to 8,000 sf at 10 dollars psf modified gross.

Chris Pascucci with Masiello Commercial has 291 Shasta in Manchester with 10,000 sf for lease of the 18,000 building.  Or buy the building for 1.1 million.

Jay Lee with BHHS Verani has 2180 Candia Road at Exit 1 on 101 with 1,600 sf and lots of cars going for 325K in September.

Bill Jean with Fulcrum in Amherst offers CM from TI to ground up.  They are working on two New Hampshire archives buildings, 134 units in Downtown Dover, Emergency, Oncology, and housing.  They’ll help with budgets.

Ray Sirois with Servicemaster in Rochester cooperates well with Peniel throughout New Hampshire, Northeast Massachusetts, and the Seacoast of Maine in their green trucks.

Caitlin Burke with CBRE in Portsmouth has two buildings with tenants with a lot in back of 2.5 acres that is zoned industrial and has utilities.  This is a unique opportunity on 108.

Bryan Wright with Colliers has 3 Pine Street with 32,000 sf of which 17,000 sf is on the 1st floor.  15 dollars psf modified gross is the great rate.

Kevin Raymond with Optima Bank does C&I lending up to 5M.

Matt Lefebvre with Elm Grove has 10 buildings in Pittsfield, New Hampshire to which two more buildings have been added for a total of 76 units or 46,000 dollars per unit with the 3.495M buy.  These have been professionally managed and have strong cash flow.  Also Matt has two listings in Nashua’s North End that have 7 and 6 units for 695K and 595K both with strong cash flow.

Tom House with THA Architects is seeing more tear down and build than building on vacant land.

Romeo Danais, Investor, has a full page ad in the New England Real Estate Journal for the former BJ’s distribution center in Hooksett entailing 109,000 sf and lots of parking.  Single tenant works best.

Catie Medeiros with Kane has 1,000 sf of waterfront office space for lease in Portsmouth and 3,000 sf at Commerce Way which is brand new and going for 16.50 to 18 dollars psf range.

Hank Beresin with First Street Brokers has an indoor kids park small chain with the overall chain being sold soon.  The growth potential is good and they go for 200K to 300K a piece.  The location now is Northern Massachusetts.  Hank also has a transportation company for 450K with management, mechanics, and garage available.  It is within 20 minutes of Portsmouth.

Laura Brown with BDC Capital can get you to a 10% deposit and can also lend the 10%.

Andrew Robbins with Colliers has another buyer looking for 2 acres in Haverhill on 495 with land for parking.

Mark Lacoy with Allobar can help with box stores and cell phone towers and other unusual tax abatements.  They work mostly in New Hampshire but can go to Maine and Massachusetts too.

Robin Comstock with Somersworth Economic Development thanked Caitlin, Catie, Ethan, Ute, and Scott Kingsley.  Robin is sold on Somersworth.

Peter Russell with Peter Russell & Associates has property at Weeks Crossing in Dover for a branch bank or credit union with 1,800 sf and a signalized intersection.

Michael Bergeron with NH Economic Development has lots of data at choosenh.com along with ways to connect with young people.  New Hampshire is starting a pilot program for young workers in the regenerative medicine businesses to have their student loans paid down.  If this works, there may be other targeted industries.  Also, there are no corporate income taxes for regenerative medicine companies.

Murray Beaulieu with Boosted Profits noted that tax remediation can be gained on employees too, not just on property.  They can guide you to more than 9,000 hiring incentives that are out there for older people, vets, and other people targeted.

Dave Schleyer with Chinburg Builders has 2,000 sf in the West End at Frank Jones Brewery.

Ute Luxem with Profile Bank has the money for phase one and phase two abandoned buildings via the regional planning commissions in each county.

Vincent Chestnut with Alpha Locksmiths shared that the only “do not duplicate” key is the patented variety that he has available.

Mary Ellen Humphreys with Durham Economic Development is happy to tour anyone around the plums of Durham.

Erin Pike with Saint Germain Colliers offers due diligence assistance for buyers, lenders, and sellers from desk top to phase one to phase two environmental studies.

Jeff Brown with Cross Insurance can swim in the complexities of your books to help you find savings on insurance lines.  Being a former CPA helps Jeff help you discern health insurance hoops and loops.  Maybe you can do self insurance?

Mark Sullivan with Seacoast Asset Management are independent registered investment advisors.  They will do financial planning for free.  Mark is on the Gather and Veterans Count boards with Samantha and Marie.

Dan Barufaldi with DBIDA noted they are in year two of rezoning to gain some more industrial land and assure longer term growth in Dover.  The waterfront redevelopment is getting closer!

Ray Dugdale with Colliers Financial Services Division can offer .2% or 20 basis points for referrals in New Hampshire now straight up.

Scott Forte with BHHS Verani loves his mom who has a gas station on 28 in Derry listed that earns 150K after all expenses and is yours for 450K.

Scott Kingsley with Primary Bank lends to all types of loans and welcomed Peniel as the 11th sponsor of the 1st Summer mixer.

Art Bonin with AR Bonin has an industrial property at 313 Route 125 Brentwood that has a call for offers and a recent drop in price of 400K.  It was over $1.1M.

Doug Carignan with Morin Insurance is a general agency and they work well with restaurants.  They have been able to save restaurants a lot of dough.

David Choate with Colliers has Great Bay Oral Surgery in Somersworth with 8,300 sf of state of the art dental office for 2M.  They are operating 3 days a week now and will vacate upon sale. It is a great building at a fair price.  Also, David has 4.6 acres with water, sewer, and natural gas for 166K at the Rochester Sky Haven Airport where Safran and Albany International are growing through the roof.

Andy Ward with Colliers thanked Robert Cruess for the BBQ and Tad for saving lots of clients lots of money.  Andy has 5,000 sf at 408 Lafayette Road in Hampton, the former Masiello offices, for 13 dollars psf NNN or 650K.
